Lake lots from the 1930s, septic tanks on rocky ground

A town laid out for a lake that did not exist yet.

Brothers Emmet A. and Warren Jones established the community in the late 1930s, a few years before Mansfield Dam was finished in 1942. The city incorporated in the 1980s. It grew from 1,250 people in 1990 to 2,365 in 2020, and most houses date from the 1970s through the 1990s.

The lots are hilly limestone, often a thin layer of soil over ledge rock. Gravity helps a drain line running downhill to a tank. But the pitch, the rock and roots chasing moisture all decide where a sewer or yard line can go and how it gets repaired.

Near the shore, septic systems answer to LCRA. Since September 1971 it has regulated on-site sewage facilities within a 2,000-foot zone around Lake Travis. A new system needs a soil analysis and a site inspection before LCRA issues an Authorization to Construct, then a Permit to Operate once it passes.

Lake Travis is considered full at 681 feet. In July 2026 it climbed above that line, and LCRA opened Mansfield Dam floodgates for the first time since 2019. A drain field near the water soaks up that rise, and slow drains in the weeks after usually point to the field rather than the pipe.

Local knowledge

From RM 1431 down to Jones Brothers Park

Roads, parks and the jobs that come up along this part of the north shore.

RM 1431 is the main street, and City Hall sits right on it. Cedar Park is about eight miles east, Marble Falls about 30 miles west, and Lago Vista is the next town along the shore. Depending on the street, children attend Leander ISD or Lago Vista ISD.

Jones Brothers Park, on the Sandy Creek arm, holds the city’s three public boat ramps and a trailhead for the Canyonlands Trail. After the summer rise, the city’s ramp page still listed two of the three ramps closed while the lake receded.

Most calls here are shaped by the slope and the tank. A toilet that gurgles every time the washer drains. A house-to-tank line that sagged where fill was placed on a cut slope. A water heater in a lower-level garage now well into its second decade.

Services

Septic-line, heater and leak work for hillside lots

What we are called out for most on the ridges between RM 1431 and the water.

Drain & Sewer Cleaning

On a septic home, one slow sink is usually a clog, but several slow fixtures can mean the tank or field. We open the cleanout first, clear true blockages and say plainly when a pumper is needed.

Sewer Backup & Sewer Line Repair

The pipe from the house to the tank often crosses fill, rock and roots on a steep lot. A camera run shows a sag, a crushed section or root intrusion before anyone digs into the hillside.

Water Heater Repair & Replacement

Many 1970s to 1990s homes here keep the heater in a garage or utility room on a lower level. We replace leaking gas and electric tanks and fit drain pans that actually reach a drain.

Main Water Line Repair & Replacement

Yard lines here run over and through limestone ledges between the meter and the house. We locate the break, call Texas 811 before digging and replace failed sections with continuous pipe.

Water Leak Detection

A spinning meter on a hillside lot can mean a leak under a deck, a slab or a retaining wall. We narrow it down with meter tests and listening equipment before opening anything.

Whole-House Repiping

Houses built here from the late 1970s into the 1990s fall inside the polybutylene years. When the grey plastic starts failing, we repipe in PEX or copper and explain repair versus replacement first.

Toilet, Faucet & Fixture Repair

Running toilets cost more than water on a septic system, because every extra gallon lands in the drain field. We replace fill valves, flappers and worn toilets so the field is not flooded.

Johnny was prompt and quickly took care of our drain clog, answering all my questions along the way. Great service. Also, liked the text communication system they use to keep you updated on arrival time, logging of job completion, etc.…

I was in a panic. Our main sewer clogged up, meaning no water, toilet, nothing. I went to Whataburger to use their restroom. Lydia showed up within 10 minutes of her scheduled appoint, diagnosed the issue and fixed it. I am so happy to use my own plumbing. P.S. I thought the price was very fair.…

FAQ

Septic and lake-lot questions from Jonestown owners

Who permits septic work on a lot close to Lake Travis?

Within 2,000 feet of the lake, LCRA does. It has run the on-site sewage program in that zone since 1971. A new or replacement system needs a soil analysis, a site inspection and an Authorization to Construct before installation. A septic installer builds the tank and field. We handle the house side: drains, vents and the line out to the tank.

Is a slow drain on my septic home a clog or a full tank?

It depends on how many fixtures are affected. One slow sink is almost always a local clog. Toilets, tubs and the washer slowing together point to the tank, the line to it or a saturated field. Fields along the shore soaked when Lake Travis rose above full in July 2026. We check the cleanout before recommending a pumper.

Can you get out to Jonestown from Georgetown?

Yes. Jonestown sits on RM 1431 about eight miles west of Cedar Park. The drive from Georgetown runs about 25 to 55 minutes, depending on traffic through the US 183 corridor. Call (512) 988-5119, describe the problem and whether the water is off, and we will give you a realistic arrival window on the phone.
