Houses, wells and water

Frame houses in town, wells and pressure tanks on the acreage

One of the oldest towns in the county, ringed by farms that make their own water supply.

Florence was settled in the early 1850s, went briefly by Brooksville, and had a post office under its current name by 1857. A short rail line served it from 1912 to 1935. The town still has a core of older frame houses, with farm and ranch acreage spreading out on every side.

Where an older frame house sits on piers, the supply and drain lines run through the crawlspace. That makes them easy to reach for a repair, but it also leaves them open to cold air. Galvanized lines and mixed patches from past repairs are common in houses this age.

Water here has a groundwater story. Until 2014 the Trinity Aquifer was the town's only source of drinking water, and much of the rural land around it still runs on private wells. That well water is hard, so it scales water heaters, softener valves and faucet cartridges quickly.

A well system also has more parts to protect than a city meter: the well head, the pressure switch, the tank and the lines between them. Winter Storm Uri in February 2021 showed how quickly anything outside the house wall can freeze.

Local knowledge

SH 195, Georgetown water and a utility in transition

Who supplies the water matters when a leak sits near the meter.

SH 195 is the road in. TxDOT runs it from I-35 north of Georgetown northwest through town to Killeen, toward Fort Hood. The state has also designated a new alignment around Florence, with the old route becoming a business route.

Homes in the area have been on Georgetown water. In the February 2021 freeze, about 720 Georgetown water customers around Florence were the last to come off the city's boil-water notice. In May 2026 Georgetown voters approved selling the city's water territory around Florence, Liberty Hill and Salado to a private utility, pending state approval.

So check whose name is on the bill before you report a leak near the meter. Our calls here are steady. A pressure tank that short-cycles, a softener for a well, a scaled-up heater, a service line leaking between the road and the house.

Services

Well-water heaters, softeners and long service lines

The work that comes up most in town and on the farms off SH 195.

Water Heater Repair & Replacement

Hard well water drops scale into tank bottoms and onto electric elements, so heaters on Florence acreage often fail early. We replace gas and electric tanks and flush the sediment you can see in a bucket.

Water Softener Installation & Repair

A softener on a well needs the right sizing, a bypass and often a sediment filter ahead of it. We install, repair and replace units so the new heater and fixtures last longer in hard groundwater.

Main Water Line Repair & Replacement

Service lines from the road or the well to a farmhouse can be long and old. We locate the leak, call in a Texas 811 locate, and replace the failed run with new pipe and proper bedding.

Water Leak Detection

A pump that cycles when nothing is running usually means water escaping somewhere. We isolate the house from the yard line, test each side and pinpoint the leak before anyone digs.

Burst & Frozen Pipe Repair

Crawlspace and well-house piping takes the brunt of a north Williamson County freeze. We repair split lines and fittings and show you which exposed runs need insulation before the next cold front.

Whole-House Repiping

Older frame houses in town often carry galvanized pipe and decades of patches. Repiping through the crawlspace with PEX or copper restores pressure and usually means little or no drywall work.

Drain & Sewer Cleaning

Old cast-iron and clay drains under pier-and-beam houses catch grease and roots. We clear kitchen, tub and main-line clogs and camera the line when the same drain keeps backing up.

FAQ

Well, freeze and softener questions from north of Georgetown

Do you make service calls to Florence and north Williamson County?

Yes. Florence is about 20 minutes up SH 195 from our Georgetown base, and we cover the farms and small towns across the north end of the county. One Google reviewer wrote that they were glad we serve Florence. Call (512) 988-5119 with the problem and the address, and we will set a time that works.

How do I protect a well pressure tank from freezing?

Keep the well house closed and insulated, wrap the exposed pipe, pressure switch and gauge, and add a thermostat-controlled heat source rated for the space. Let a faucet drip on the coldest nights so water keeps moving. Winter Storm Uri in February 2021 froze unprotected rural plumbing across the county, so check the setup before the first hard freeze.

Can you add a softener to a Florence well system?

Yes. Well water around Florence is hard, so a softener protects heaters, fixtures and new pipe. We usually add a sediment filter ahead of it and size the unit to the household and the measured hardness. A bypass lets the softener be serviced without shutting off the house. The drain line must have an air gap.
