Young houses, first repairs

A small railroad town that rebuilt, then grew fast along the interstate.

The Handbook of Texas says O. D. Jarrell and E. C. Haeber founded the town in 1909, and the Bartlett and Western Railway reached it soon after. It sits at I-35 and FM 487 on Donahoe Creek, two miles from the Bell County line. The railroad closed in 1935, and the town stayed small for most of the century.

On May 27, 1997, an F5 tornado tore through the Double Creek Estates subdivision. The National Weather Service counts 27 deaths there and about 40 structures destroyed. Rebuilding followed, then rapid growth, so most houses standing today went up after that day.

Plumber flushing sediment from a garage water heater in Jarrell TX
Hard water leaves sediment in the tank bottom; flushing slows the damage.

That makes the plumbing young: PEX or CPVC supply, PVC drains, slab foundations and tank heaters in garages. The first round of failures is arriving now. Heaters are passing the 10–15 years energy.gov gives a tank, and builder-grade fill valves and faucet cartridges are wearing out.

The ground varies too. The Balcones fault line starts its run south through the county here, so some lots sit on limestone and others on blackland clay. Winter Storm Uri reached this far north in February 2021, splitting attic lines and hose bibs.

Local knowledge

Jarrell-Schwertner WSC, Sonterra MUD and FM 487

Three or four different water arrangements share one small area.

Water comes from several places. The city lists Jarrell-Schwertner WSC as the water provider for Old Town and Stonebridge, with city wastewater. Newer homes west of I-35 inside city limits get both services from the city, and Sonterra and Cool Water accounts run through Crossroads Utility Services.

Jarrell-Schwertner WSC is a non-profit water supply corporation whose service certificate covers parts of Williamson and Bell counties. Beyond the mains, rural homes pump from private wells, and well water in this part of Texas is hard. Which system you are on decides who fixes the meter and who fixes the main.

Sonterra is the area’s giant. The Legislature created its MUD in 2005, partly inside city limits and partly in the ETJ. Community Impact counted about 2,500 homes there in 2019, with 4,500 planned. Calls from Sonterra are mostly first water heaters, slab and fixture leaks, and main-line clogs.

Services

Heater, leak and freeze work up I-35

What post-1997 homes, Sonterra streets and rural lots ask for first.

Water Heater Repair & Replacement

Tanks installed in the 2000s building wave are at the end of their expected life. We repair what is worth repairing and replace gas or electric tanks with a pan and expansion tank.

Emergency Plumbing

From Georgetown it is about 15 minutes up I-35 in ordinary traffic. Close the meter valve or the well-pump breaker first, then call and we will tell you when someone can get there.

Burst & Frozen Pipe Repair

Uri split attic lines and hose bibs this far north in February 2021. We repair freeze breaks with PEX, then insulate and reroute exposed runs so the next hard freeze finds less to break.

Water Softener Installation & Repair

Hard water from rural wells and municipal supplies alike scales heaters and fixtures. We install and repair softeners sized to a hardness test, with the drain and bypass done properly.

Main Water Line Repair & Replacement

The service line from a WSC meter to the house is usually the owner’s to maintain, and on large lots it is long. We locate the leak, request a Texas 811 locate and repair or replace it.

Water Leak Detection

A slab home with a meter that never stops, or a high bill with no puddle, needs a meter test first. Electronic detection then finds the spot before anyone cuts concrete.

Drain & Sewer Cleaning

Main-line clogs in young Sonterra and city homes usually clear from the outdoor cleanout. On septic lots we clear the line to the tank without harming the tank.

Our water heater stopped working in the middle of a cold snap. Steve cut short his breakfast to stop by and take a look. Not only was he able to fix the immediate problem, but also suggested some improvements we could make to avoid a reoccurrence. Give these guys a call!

Daniel and Doug were so helpful when the hot water to our house wasn’t working today! Professional and patient when answering any questions. They took the time to explain the cause of the issue and how to prevent it. Very happy with their service!

FAQ

Sonterra, WSC and water heater questions

How fast can you reach Jarrell in an emergency?

The drive from Georgetown is about 15 minutes north on I-35 in ordinary traffic. That is a drive time, not a promise, because the schedule and the interstate both vary. Close the shut-off at the meter, or switch off the well pump if you are on a well, then call (512) 988-5119 for an honest arrival estimate.

Do you service homes in Sonterra?

Yes. Sonterra is the large community on the I-35 edge of town, counted at 7,679 people in the 2020 census. Its MUD was created by the Legislature in 2005, and water and sewer accounts run through Crossroads Utility Services. The homes date from the mid-2000s onward, so first water heaters and builder-grade fixtures are the usual calls.

Should I flush my water heater more often with hard water?

Yes. Hard water drops more mineral into the tank, and that sediment insulates the bottom, wastes fuel and shortens the tank’s life. Once a year is a common baseline; with untreated well water around here, every six months is wiser. If the drain valve barely flows, the tank may already be badly scaled.

Who owns the line between my Jarrell-Schwertner WSC meter and the house?

Usually you do. Texas water supply corporation tariffs filed with the PUC typically have the corporation own the meter and the pipe up to it. The member maintains the service line from the meter to the house, including a customer-side shut-off. Jarrell-Schwertner WSC’s own tariff governs, so confirm with its office. A leak on your side is a plumbing call.
